  • All units will be provided with fire protection & 24 hour monitoring
  • All units will be provided with mail service if needed

utilities / water & Sewer

No. All utilities are to be paid by tenant.

Gas & Electrical Service
Each tenant shall have access to gas & electric & their own gas & electric meters.

Internet access & cable
Each tenant shall have access to internet & cable.

Yes. Water & Sewer will be paid by owner except if tenant has need for excessive water usage. Owner reserves the right to install water meter.

BUILDING INFORMATION

Yes with a guaranteed 3-5 year lease.
Additions: bathroom, utility sink, office, floor drain
Rent amount will be based upon inclusions & size of unit.

Yes, depending upon what it is and that it is properly screened from the road in a designated area. Outdoor storage will be an additional charge. Please email [email protected] with your needs.

Yes: 2-4 cars depending on size of unit but not intended for outdoor storage.

Yes, each unit will have a modine heater. Insulation is provided on the exterior walls & ceiling. Ceiling: R38 blown insulation 8″ thick, 4 mil vapor barrier, metal ceiling. Walls: 8″ batted insulation covered with OSB/Plywood, Vinyl from 8′ to 20′. Tenants will be required to maintain a minimum of 55 degrees.

60×80 and 60×160 available by special request for buildings 2, 3 and 4.

  • The entire facility will be fenced in once construction is completed of all 4 buildings.
  • Each tenant will be provided with a gate code.

  • Each unit will have their own passcode entry.

CITY REQUIREMENTS

Each tenant is required to complete a re-occupancy permit. Download permit. Permits fees are $350 plus $50 filing fee to the City of New Berlin. Each tenant will be required to file a plan of operation.  Additional fees may apply.

One month securtiy is required.

A dead bolt lock with pass code will be provided.

All tenants are required to have renters insurance.  A certificate of insurance will be required for occupancy.

No hazardous materials, outlined in lease agreement.
